@Marc Rice Hello Marc, for leasing fees how should I factor that into my analysis?

While it may be conservative, having a big cushion of available capital has allowed me to get through many sticky situations that were not foreseen going in (main stack and sewer lines being the most common).

I spent some time on research and decided that it would be a less sticky situation to  develop the land further and rent out the lot.

@Marc Rice I did try the ‘find an agent’ search, but it only came up with one agent who seemed to focus on the north side.

It would help some folks to add a detailed SOW category to get a solid number for C19.I think a lot of newbies could get good sue out of this.Mods, maybe a sticky candidate?

When I do a search I come up with different options with P{rices from $40-$129 and I need to set up 8.

If the tenant does not move after receiving the non-renewal it becomes an eviction and this is where it gets sticky.
