@Brie Schmidt correction I know you already started your empire congrats on expanding it.I just wanted to illustrate how important it is to have the three C's if your going to succeed and build a portfolio using the best rates and terms.. you Need Character ( banks look at this these days don't think they don't) Credit ( obvious and you need stellar credit ( walk from bank loan and your toast) and Capacity ( need to prove that you Actually make money in the industry have reserves and can weather some storms which we all know every day is not sunny).

We generally have a good report with our tenants (selection process plays a big part in this) and work with them to minimize disruption to their lives by scheduling all viewings in a few (1-4) blocks of time.The closest thing to a bonus we've done was send in our cleaning service in one instance where the existing tenants were less than stellar housekeepers.

They KNOW the market, they have a stellar repair team, they market our homes very well, our performance is aligned (meaning, they charge based on rent only, they don't nickel and dime me), they have good accounting practices, and they use a web software that I can log into so I can always get the financial reports, details on repairs, etc - anything I need.

Potentially a non-recourse loan on real estate if you had a stellar business relationship with a local bank with high revenue/income/assets depending on the industry (and long history with the bank).
