Here are a couple takeaways I have- I wasn't able to see the condition of the walls, there was an ugly stamping that required all the walls to be re-drywalled- There was a dip in the floor that I could not see, this required to jack up the floor- The bedrooms were really small, the pictures made them appear larger in size.Overall, would I do it again, probably not.

@Gillian ScottItems to consider when selling a houseYou may pay around 7% to 9% of the value of the home in fees(Realtor Commissions, Title costs, Title Insurance, Stamps etc).The sale may also result in taxes(Federal taxes + State Taxes).You might be able to avoid taxes by doing a 1031 exchange or QOF Fund.You no longer have an asset that can potentially provide you cash-flow / appreciation.Do you think you can make up the 7% - 9% in fees + Taxes over time by buying another property?

In a short sale or Deed in Lieu, however, the liens have to be addressed & dealt with in some way during the transaction.Do a title search and clear all of the liens by having the borrower clear them before your transaction or get the lien amounts credited to you so you can pay them off post transaction.We generally pay the full amount of the net cash for keys amount when the borrower vacates the property & leaves it in broom swept condition.Yesterday, we were surprised when a town refused to provide the transfer stamp, which we needed in order to record the Deed.
