If the lender originally did not believe they needed an appraisal, then most likely, something changed due to underwriting and an appraisal became necessary. 

One is under contract in which I plan to 1031 into something larger and the other I just plan to keep as the contract expires soon.

Maybe that's not the case for you but it's something to consider; the life expectancy for the systems in your house.
