We would never extend a lease to a resident misbehaving like that.I'd encourage you to tighten up your procedures and, following your lease, get this resident out at the soonest possible time.

, we are super blessed, it was not easy but it wasn't super hard either, and the tools here at BP are a VERY good resource to Analyse deals. thank you, guys.we are renting this property now to a wonderful family, they are super happy with the place, and we are collecting $1,200 P/M rent with over just over $500 in cash flow :) I just wanted to share to encourage new investors!!!!

Im torn between something that is turn key with encouraging rent potential v something old that needs a lot of work but can become 2 units, however not the best neighborhoods.Lastly, but very important-  If in either scenario price jumps to $380k with 15% down does this become not as profitable?

@Kenneth P Ford they are a national franchise with great marketing.They also have some national support for their individual franchises, but it all depends on the local team.Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

I get the 'professional silence', and have been told imperiously by other landlords that I should just not respond and ignore rambling, and responses definitely encourage more.However I find I have tenants that demand attention, if I don't answer they continue to get louder and angrier, and begin trying to come up with ways to force me to answer and get involved.

Any thoughts on which way to go because we don't need the break in alarm but we definitely want video cameras to try and encourage the people doing rotten things to stay away.
