Just do backtest, if you invest in 2010 in a 750k Palo Alto  house with 5% down= $40K.The same house 10 years later is $3mil.Your return of equity is 750,000%If you buy with cash in Jackson Missisipi ok, your 40k is now 80k, but far cry from the three million :)You could simulate this investment everyday anywhere actually, including in stock market, but real estate is much safer because other than you can living on it, price hardly fall in most desirable location.

I didn’t go as far as getting an actual quote, but it seemed to me the cost of the premiums makes this not really worthwhile unless you have some decent excess cash flow.It took me a few months of research and multiple simulations of different scenario (tax bracket, returns of outside investment) to decide to jump into life insurance.The cost of insurance makes you loose some money in the early years, but the cumulative grow of the policy compounding uninterrupted with the return of your lower initial outside investment will outgrow the outside investment alone after 6 to 9 years depending on the scenario I ran.
