Given that I'm not positioned to buy just yet, and simply running the numbers, is there a rule of thumb for estimating insurance costs that would make sense in Cook County?

I have eagerly wanted to get into this space..I had a few calls with Sunrise that had some pretty poor answers / or lack of to my questions so was leaning toward Four Peaks since those conversations went better. 

We are really worried about lack of demand being a continued issue since our town may not even open our lake this summer due to storm contamination 🥲

If this is simply you not wanting to accept partial payments and the rent is current, stop accepting it - and send a Lease Violation/Notice of Quit for Non-Payment of Rent - and force the full rent to be paid per the lease or start eviction.  

I think the folks that pay for these programs have the wherewithal to simply cut a check and its no big expense to them compared to what they stand to get out of it.

Also, what if I hold financing in my personal name on some of these properties and I have simply moved them to the LLC for additional libiliaty protection where as I have to move them in and out of the LLC when I refinance?

If her goal is to provide some of the proceeds to her ex in good faith, she can simply sell the property, have a tax professional estimate the taxable gains.

Not simply building wealth in additional to whatever else they have going on to support them.

I do all the expenses (simply because that is easier than me communicating with Bookeeper every time I have a charge) and she does inputs on monthly statements, balance tracking, basis, loans (7 loans), and reconciliation.
