There have been a few people that have done Sub2’s that come on here bragging about it.. those that do come on here bragging about seem to be  helping someone promote their product/mentoring , have a product or mentoring they are trying to remote directly or indirectly themselves, or simply do not understand the landscape of Bigger Pockets site.

If you are simply buying for a lifestyle investment, then you have much more leeway in what/where you might consider buying.

I've found deals in local online groups on Facebook, simply asking people for what I want. 

When I DM'd you, asking if you would put my mind at rest by simply confirming you own the asset, your response was, "I don't owe her a response about anything on my website nor do I have to prove anything lol". 

Investor savvy agents are few and far between so take the time to find the right one - you are not looking for your forever home and simply giving the agent a list of homes you want to look at which is what most agents do anymore. 

If the latter, simply give her the notice required (eg 30 or 60 days) that she needs to move. 

Sometimes emails go to spam and simply some people just don't check their email religiously like the rest of us.

but end of the day lots of Black on your balance sheet simply is not a bad thing..
