Lenders that don’t require an appraisal will perform a desktop appraisal but will typically have a very conservative view on the value of the property to protect the company’s investment.

This is a straightforward process that we’ve followed to consistently deliver high-performance properties, and it does not require secrets or gurus.

We regularly take over properties from managers who haven’t performed well, and it’s a seamless process when done right.

In the case of GEG, we let our members know we did not have a track record with them - they were new to us and just being tested - and therefore it was even more important to perform thorough due diligence since we can't be involved in the transaction. 

Than maybe with adjusting the vocabulary to REALIZED performance and UNREALIZED performance, we can start correcting understandings.

Especially when there are other software's out there that perform these tasks in addition to all the other features investors liked about Buildium.

Given this is a front loaded fee that needs to be overcome in asset performance, it is a lot harder to absorb on "smaller" deals.
