I second what John said, but if you are severely design impaired like myself, maybe ask around some local hosts / host groups. 

They ended up billing me $200 a month for several months before I realized what they had done.My wife's a Realtor and we flipped a couple houses that she found for us.

Wholesaling is risky, because there are a ton of bad players out there, and so most brokerages don't even allow it because there is so much risk, and the principle broker is risking their livelyhood. 

The longer the development cycle, the more risk on the LPs, the higher the return.

Obviously there are risks if I get laid off and would loose all the tax savings and be paying out of pocket for the property, but are there other things that I should consider?

I personally wouldnt - I am sure you could use the equity to get more than $600/month in cash flow however that would possibly require some work and risk on yalls end.

Similarly, if you put several Class D tenants in a Class A 4-plex, what do you think will happen to the property?

I had severed ties with them for many months, and they expect me to use them to sell my property?! 

I’ve been working with several lenders for DSCR loans, but I’ve found that the fees are quite high, with minimal benefit in terms of lowering my current interest rate.

Looked at them several years ago.
