Folks very often dont  realize the cost of being self employed when every facet of your life comes out of your pocket.

And most regret it.I'll make the opposite case: it is VERY hard to screw up when buying i.e. a duplex in good condition in a desirable neighborhood and either self-manages or hire a quality PM to manage.To any new investor who is reading this: In real estate cost and risk have an inverse relationship.

I have found it much easer to handle small things my self.  

This self claimed "Drug Addict to CEO" doesn't pass the sniff test in my opinion.

But I had not built up my self-confidence yet.

I currently own and self-manage two STRs in Maine and should be closing on a small 'cabin campground' with 10 cabins nearby that will also be operated as STRs. 

My wife, Brittany, and I also own and self-manage several units in the Springfield area.

Their funds are very diverse in mobile home parks, self storage , industrial, Multifamily, etc   So they are like a fund of funds.

A realtor can send you a walk through 360 which can be good enough to get in on some listings to make an offer.Once you make the offer fly out and do a personal walk through and then figure out do you want to self manage or hire a local manager.
