( but in the case your describing its the same thing you have a senior note as most investors will want security) they then sold on contract to buyers with small down payments and credit challenged or income challenged and they did about 30 of these in a year or so.. worked hard at it..

I would check this out with a seasoned securities attorney for their opinion/guidance.

To minimize time the property is vacant, have the Realtor coordinate with the existing Tenant for the last 30 days of their occupancy for showings so you have the best possible chance of securing a new Tenant without a break in between.I would love to know some of the details of your property, and do a rental rate check up to confirm you have the right price.
