IN these cases they took title sub to from the sellers .. ( but in the case your describing its the same thing you have a senior note as most investors will want security) they then sold on contract to buyers with small down payments and credit challenged or income challenged and they did about 30 of these in a year or so.. worked hard at it..

To minimize time the property is vacant, have the Realtor coordinate with the existing Tenant for the last 30 days of their occupancy for showings so you have the best possible chance of securing a new Tenant without a break in between.I would love to know some of the details of your property, and do a rental rate check up to confirm you have the right price.

Even with trump's aggressive plans for mass deportation and border security, I also have to think long term about future presidents' agendas towards border control too, and anticipate potential presidents being more loose on border security.

I am currently waiting on a rather large legal settlement to hopefully hurry up and get him his $16,000 or if we can find someone to go ahead and pay him off early (no prepayment penalty), which would be hopefully paid off sooner than later as well in exchange for a secured lien on the property plus repayment of the $16,000 plus interest short term.

We are now suing them in TX small claims court as the security deposit was not enough to cover the 2 - 3 months rent after they trashed the house.
