If you chose to go this route, the home must have meaningful appreciation otherwise you will be running in place and the only people to make out are the transaction fee earners (Sales Agents, PM's, Lenders) and perhaps FHA buyers who get a home with a 3.5% down payment with the benefit of a seller assist and a 15 page corrective report completely satisfied.

If you do decide to go that route, I would suggest using one of the Eagle Rock approved builders. 

I am considering getting into some commercial investments and think I want to go down the NNN route.

It definitely escalates the situation though, so I'd research the process and carefully consider the option before embarking on it...but if you pursue that route you can likely escrow Dec 1 rent and I'm sure that will get some attention. 

So on my Canby Oregon project 90 homes I did the PPM route with only 5 investors where I own majority and it is me that gets the bank loans etc and runs the project investors are all passive.

Also the tips on how to navigate banks and getting routed in the right department for this type of query.In a different post I saw another suggestion to engage any bank one is working with that has 1st position on the mortgages in the portfolio.

This might be their only route to homeownership.

I've decided to go the financing route to protect the value of that $1M against inflation over the next 40 years. 

As far as finding deals, my plan is to start a mailing campaign and go the wholesaling route.

Now, I have seen some lenders get really annoying about this and require a spouse to be on the loan...so IF YOU CAN find a lender that will allow just you, then that's the route we want to go.Hope that makes sense.
