If you chose to go this route, the home must have meaningful appreciation otherwise you will be running in place and the only people to make out are the transaction fee earners (Sales Agents, PM's, Lenders) and perhaps FHA buyers who get a home with a 3.5% down payment with the benefit of a seller assist and a 15 page corrective report completely satisfied.

So on my Canby Oregon project 90 homes I did the PPM route with only 5 investors where I own majority and it is me that gets the bank loans etc and runs the project investors are all passive.

Now, I have seen some lenders get really annoying about this and require a spouse to be on the loan...so IF YOU CAN find a lender that will allow just you, then that's the route we want to go.Hope that makes sense.
