My only backup plan if I can't get verified funds is to assume the worst and to drop my counter offer even lower than my original due to the risk I would be taking on, and then when I do my in person inspection try and guess what rents are fair market for the empty units, and ask as many tenants as I can what they pay in rents monthly.

I used to be against condos because I didn't want to deal with hoa, I believe they are all crooks who steal money and they take away many of your freedoms (you can't park your bike here, why did you scratch the tile here)However, I realized for a noob who doesn't know what the hell he is doing, a condo is much less risky than a house.

I don't know about cheaper insurance (yet), but at the event I went to, they said that insurance companies were advised/required to NOT price them higher just because they were concrete homes as opposed to regular construction.I do think it's feasible that eventually they'd have lower premiums as they prove to be more durable/less risky.

Between risky behavior of bankers and then the government not wanting to make a housing crisis worse, 15% down programs are the best we have right now. 10% down is still available for vacation / 2nd homes, but for the purposes of conventional investment loans - 10 down.
