You will require many properties to completely replace your income, which could become a new full-time job to manage.

I haven't done my first deal yet, but I hope that in 2024 I will be able to replace my W2.

I do not understand why Bitcoin has not replaced the USD. 

We replaced the sewer line and it cost about $8500.

1. coaching- all of the "coaches" were newbies themselves with about 1 year of experience and about 1 deal under their belts and they always disappear after 2-3 months and get replaced with new "coaches".2. networking- they have a FB group, populated primarily by other newbies. go there to answer questions, and it's likely you'll get other newbies saying "good question". there are lots of newbies hoping to get into a deal, but who wants to put together a team where every single person is brand new with no experience?

. - We also have S8 tenants move because the owner won't agree to repaint, replace carpeting, etc. - that were new when the S8 tenant moved in 1-2 years ago.Another challenge of finding S8 tenants is many EXPECT you to waive application fees and security deposits. 

I think in 22 years we only went through 3 keurigs and on one I complained to the company about the problem and they sent us a free replacement machine.

However, it is one more thing to fix/replace if it breaks, whereas it is the tenants problem if it is their unit.
