Rents started to come down and I had to leave a lot more money in projects that I was in the middle of.  

In the pitch I include just a couple of my projects from the last year as a reference to my experience. 

Bought for $275k, seller finance, renovated $135k.

Depending on the age of the house, even if "fully renovated" it may not have any or enough insulation.

Don't know how much renovations will really cost, again, either PM or GC conversations.  

When reaching out, it helps to offer value in return—think about tasks like checking on properties when they can't, delivering materials, finding reliable contractors, or even handling basic project management tasks.Building genuine relationships and showing you're willing to contribute will go a long way in earning their trust and gaining hands-on experience.

If a project is profitable, wouldn’t you rather have some cash flow rather than none?
