Here's an example of what the journal entry looked like on 12/31/2019 for the two projects I had in progress in one of my companies:In this case, I was $84K into my 21st Street project (not yet completed) and $176K into my N Morgan project (not yet completed).Now, when you run a P&L through 12/31, you see that these two amounts are credited back to the COGS, so these costs aren't recognized in that tax year.

Also recognize that construction costs will be 2-3x more expensive in this area than they were in Pittsburgh so be careful and make sure to understand pricing before going into a rehab.

@Sharma Parth City of Flint is losing population, so not a great place to invest:(Detroit on the other hand, has been growing for the last 5-6 years and finally the US Census Bureau recognized that (please Google to verify!).

I explain I will proceed with the eviction, the eviction will show with any decent credit/background check and will negatively impact their credit score, that I will attempt to garnish future wages, and that it will be very difficult for them to ever rent a nice place in a low vacancy area like San Diego.As part of my tenant criteria: no evictions ever (no excuses accepted), decent credit (I want tenant to have credit such as they do not want it to take a significant hit, strong LL references and in the add I specifically specify paying rent alone does not suffice for a strong LL recommendation.I recognize with my number of units and how many years I have been a landlord, I have been fortunate to never having to evict a tenant and at some point my good fortune in this matter will end.
