It seems to be an interesting proposition as you can leverage your net worth to gain equity into a deal, but of course there is downside risk if the deal goes belly up, requires additional capital, or if the loan turns recourse (due to operator fraud, etc).What is a fair expectation of equity split of the GP portion to KP a deal with the potential risks of liability? 

Starting in 2021, short term rentals are going to go away in the majority of town, due to this thing called "Proposition T". 

I would say it doesn't have to be an all or nothing proposition. 

I see several angles to look into.But low cash reserves is a very scary proposition in real estate investing and being a landlord. 

Again, mainly these are likable folks who just need help achieving a decent standard of living, but it could be challenging proposition to share a home space with them.

I believe if you seek out the right person and offer a fair business proposition you may find what you are looking for.
