I try to make it as easy as possible on them so that they will leave without a fight. 

If the proper reports and documentation are not completed, you run the risk of failing an IRS audit and the cost segregation not being honored.

Infill is simple, but not easy.

It is fairly easy to prove that the sleazy and less experienced sub to people had ill intent, they keep a fairly detailed record of their doings in a Facebook group and are easy to find elsewhere.

It's was so easy for me getting started to get shiny object sindrome instead of locking in ONE STRATEGY, ONE NEIGHBORHOOD, ONE PROPERTY TYPE, ONE RENOVATION TYPE, etc. 

It's not like other markets where all info is online and everything is super fast and easy.

Raising the  amount required to buy your target properties is not easy, and beyond the amount that must be raised without leverage it will be difficult for you to provide favorable return profile for your investors.

So all in all - it was a relatively easy learning lesson and not much loss on my end.  

Not a lot to add here, just the simple advice to make it as easy as possible to pay rent. 

Yes, they have some high fees but all and all such an easy process.
