For example, my bank will sign off on pretty much anything I want to buy with 10 percent down, with a fixed rate at prime, for 5 to 7 years, with a 30 year amortization schedule.

I am in Florida and we have a strong STR market and most of my buyers bought at high rates and using AirDNA we were pretty spot on for the numbers and we were successful in being profitable.

I like the space as this is pretty fragmented vs MH, so cap rates seems to trend higher. 

The forum can probably give a pretty good assessment (and it will definitely be hones) of your current portfolio.

Our property management used to use Buildim and I know they had problems with them and switched to Appfolio and have been pretty happy since.

Pretty hard to make 100K on wholesale deals, but with an apartment complex or occasionally with a residential house it has been completed before.

All of that is pretty cut and dry. 

For me, on my properties, it's been pretty good.

It's pretty much spot on.
