This amounts to lost opportunity because if you had purchased RE, at the closing it can start producing return. 5) ADUs detract from the existing structure whether this is privacy, a garage, or just yard space. 6) this is related to number 1, but there are many more buyers looking to purchase homes for their family than there are RE investors looking to purchase small unit count properties.

What most people do not understand is many of the products made overseas when tested (not saying LL did this) they use a different product than what they produce.

An investor focused agent should also be able to help you determine what the future performance of a property looks like by producing you a nice proforma with budgets and projections.

I sometimes use Loopnet.com for quick examples of multifamily properties in different cities and the cap rate they produce, including the calculation itself.  

It'll be a bit riskier than buying something already renovated, but if you have the right team and numbers in place you could pick up some more equity on day 1, have less money out of pocket, and have something that produces some cash flow. 

There could be better options where you can still keep your monthly a bit lower with a higher income producing separate unit.Hope this helps!
