That's not a profit producing activity for a Broker / Property Manager as 99% are tire kickers and the ones who will buy will buy without going on a date with you. 

The fact is there are more money and guests than ever in the STR world and this is attracting bigger players who will crash existing hosts if they don't adapt to the new ecosystem. 

You need to look at return on equity, how much cash flow can be generated putting your equity to work vs the cash flow this property will produce.

There are less renters now so OP might need to compromise on the lease cost, so imo I would rent it at an attractive price now, and in 6 months raise the rent to market.

The best strategy is a well diversified one and using great copy to attract the guests you want!

I don't think the windfall is as big as you say, or why would you care about large downpayments on income-producing assets that would appreciate over time?
