You will need to understand the landlord-tenant laws for your jurisdiction and follow proper legal procedures for terminating an existing lease. 

I use the book on Managing Rental properties as my procedural manual basically, very very helpful. 

But as Richard said, use caution since the DoD has been changing a lot with respect to our TDY pay and procedures in the recent years.

It's also possible to have your taxes re-assessed in some instances; you'll need to look into local procedures, obviously.

Just make sure you take all of the legal procedures and see if it works because you have logical reasons so go for it.

Pay on the 5th rent is say 1,100Pay BEFORE the first, as evidenced by deposit date into a bank account I set up for only their month rent, and they only need to pay $1,050On the 6th I start the eviction procedure.  

In Virginia, the deed of trust usually contains the advertisement procedure; if no procedure is prescribed the advertisement must run for once a week for four (4) weeks.

This one was a first position lien, with a personal guarantee from the developer, and when Patch of Land started the foreclosing procedure 3 years ago, they said that the equity was above the loan amount (oops!).
