If they do not understand the market, regardless of the purchase price, you'll hard pressed to find a non-local lender to fund the deal unless they are Fannie / Freddie sponsored.

It might have worked during the 2008-2012 period but you will be hard pressed to find it working in your market.

If you got the permission, and then didn't give the tenant "reasonable time" to pay back the security deposit you would be hard pressed to find a judge that would order an eviction.

If you ever showed up before a judge because a codes inspector brought an issue against you, i think the court would be very hard pressed to prove you don't live somewhere.That's just my opinion.
