Have you modeled out a vacancy period post sale-leaseback term?

Cons - you have to wait a few months depending on the seasoning period to do the cash out refi.

As a civil engineer, I get involved in many projects while the developer is still only within an option period on the land so that we fully vet the project. 

This was my slowest off season since the Great Recession (not counting Covid lock down periods) 2) when building up your reviews you will likely be best served by having a rate below market.  

I want what’s doing best, as the S&P since the Depression has returned on average 10.6% (it fluctuates by .1 or .2% periodically) if I buy a property I want it’s IRR to at least beat that.

Surviving the first few years is tough, but if you can figure out how to do that, you can have a 3-5% down payment (call it 15-25k) turn into 300-500k of appreciation over a 10-12 year period.

First, see if you can negotiate replacing the sale contingency with a longer escrow or loan period.

However, many lenders may require you to wait a seasoning period (typically 6 months) before refinancing.

The more you pay upfront the lower the rate, but you have to make sure to do the math on what you payback period will be.
