Don't pinch pennies, make millions.

This was a ton of work and luckily we are both pretty well versed in such things.Because we did almost all of the work on this ourselves, carefully sourced the labor for those things we needed help on and purchased materials in the most penny pinching method you can imagine, our total rehab costs were $14,568.36 making our total investment $27,729.26.This was a very tough neighborhood but one that did have a good number of owner/occupants scattered among a fair number of renters.

It would be great to keep that extra cash flow until things start going sideways and I get in a pinch.

If you are young (I'm 34) and you have a reliable W2 job that can bale you out in a pinch (I'm an RN so have excellent earning potential and job security) then be aggressive with leverage.

I want to cover my ***(et) without paying for unnecessary ********.That being said...What are you willing to pay a little more for and where are you willing to pinch a few pennies?

Thanks @Yousef Reda for addressing these points with everyone as I am looking to do the same thing and I don't want to get pinched by being double-taxed.

I like chocolate ice cream, but I don't like all chocolate ice cream. 

Even pinching the contractor will come back to bite you.  

I know RE is all about keeping costs as low as possible, so how much of a net positive is having a great accountant when you’re pinching pennies to begin with?

I'm in a pinch and need materials asap.
