I would focus on established markets that are still showing growth and have more than just one draw.Taking my main market of Tampa Metro as an example - There is more than just beaches, you also have MLB/NHL/NFL + Spring break and MLB Spring training, aquariums, golf, casino, new downtown development, and a lot of business travel.You want to avoid markets with just one draw, as if something happens to that draw, you will be hurting for who knows how long.

over the past 7 years I’ve had dealt with countless of bad contractors, several incidents with occupants of the neighborhood that the property is in ( once I walked in on squatters and got into a physical confrontation) , and of course the relentless pursuit of hungry investors calling me and any family member that tracing programs associates with me about wanting to buy my property all while dealing with a career/industry change and finishing college during a pandemic 😮‍💨.so here I am recent graduate ready to finally devote the majority of my focus to getting over my newbie investor hill.

The downfall here for us is the distance from home it would be and the lack of physically seeing the rental easily without inconvenience, which we would prefer.
