Just wondering, if claiming a IRC 179 benefit is now fully permissible for rental properties (assuming they rise to the level of a trade or business) will claiming that particular benefit and claiming the IRC 199A benefit then raise my filing visibility?

If it's permissible, it's a fantastic idea.

If the Landlord gave the tenant permission to leave or break the lease early, then I would argue it's terminated and the 21-day clock begins ticking.

The rule, imposed by the five-member condo board, says no one who lives here can publicly disclose information about the community or its governance without the advance, written permission of the board.

That being said, we give all residents a time frame as to when we can get there to handle the problem and can almost always get permission to enter to fix the problem while they are not there.

I would recommend getting an information release form signed by the applicant in the case that the previous landlord needs the applicant's permission.

We have permission from homeowner to be placed on title to assure our ability to purchase.
