This will get you the name on the dog on record designating that specific animal as their ESA.Good idea -- AND ask for additional rent/deposit, unless there is some legislation forbidding it for a properly registered service animal.My humble opinion, all this "emotional support" stuff is simply BS so they can take their precious animals everywhere they go and not have pay extra.

In my opinion, dealing directly with the seller for the first deal can be difficult.

Just to add to Chris's post.Time is the best friend of a good decision and the worst enemy of a bad decision.Keep endeavoring to make good decisions and ask questions on the forum like you did if in doubt.You will have a few bum jackers like myself that will happily share an opinion on the situation.Your job is to syphon through all those opinions and as they should mold your decision making for the better 🙏Appreciate it to both of you!

Dallas on the other hand has more growth potential in certain markets in my opinion.

In my opinion, long term rentals is the "easiest" to get started on your investing journey.

It could be a nice opportunity however I would be certain they will want you to make up the difference between $250,000 and whatever is left on the mortgage which btw in my opinion should be done with lender's knowledge and approval. 

In my opinion, you have to establish your own investment objectives.
