If I have only 20k in the SDIRA, can I use that as a downpayment and then carry a note in the SDIRA name?

I would probably talk to or send a message to the downstairs tenant to let them know that although they may not be breaking the rules, their noise is carrying upstairs and for them to just be conscious of that fact when they are up late.

With carrying costs, repairs, and previous unknowns, I am now looking at approximately $65k as we are doing nearly everything ourselves (I own heavy equipment and previously had a contracting/landscaping business).

The note carried a 7% interest rate for 15 years, so my yield to maturity was 17.7%.  

@Eric CarrI keep hearing a lot these days about bit coin supply being low but I have a hard time conceptually understanding finite supply of a digital entity that can be easily cloned (put it simply copy + paste) that is not the case with physical entities such as gold and real estate, anyone here can shed some light on this?

Some HOAs might carry insurance for "loss of income" due to such situations, but it’s not guaranteed across the board.

Do you have a process to nurture them or do you always hunt for the most motivated "now" business?

Example - sold a retail/ service center for $1,750,000 with a $1,300,000 note I carried back at 10% interest.
