$100k would be tight.A 3/2 -- 3/2 no walls moved;   $90k is possibleA rental rehab;  lipstick, no HVAC or roof, keep everything, paint kitchen cabs and scrub up bathrooms. 

Currently looks like some small cosmetic exterior painting is needed on word parts and windows. 

I watched my parents flip houses since I was little and have always been on job sites or made "pocket money" by doing chores like painting fences or washing kitchen cabinets, which I realize now my parents were putting us to work to build that sweat equity.

So many people think "flipping/rehabbing" means you run in a house, stomp your feet and then paint anything that does not run away. 

Once dried out in a day or so, we send out a vendor to replace, patch, paint the ceiling where it is damaged.

Save the money, clean it till it shines, maybe basic improvements like a few new light fixtures or at least matching/bright lightbulbs, maybe a few new faucets, some paint touch ups and sell.If you’re hiring a Realtor®, they can tell you pricing in current condition versus pricing with a few minor changes.
