This is a personal opinion of mine, but I have never been a fan of temporary buydowns.

Personally, I'm a fan of going studs out because I can QC the process and make sure that things are bulletproof for the foreseeable future.

Currently most places operate in a grey area or require a simple permit (there are some toxic towns that we'd steer clear of).I am not a fan of those designs; they are very utilitarian and bland in appearance, and do not fit with what I would want for a cabin experience in the Appalachians.

Not a huge fan of the back end financials, but everything else seems to be solid.

I'm always a fan of starting by doing it yourself. 

In theory, it should be possible suck up water with a wet vac and then dry quickly with booster fans and a commercial dehumidifier (we keep a set of equipment around for that purpose) before the carpet develops an odor.

I’m not a fan of #1 because then the reviews will be left for the other account and not yours.

I am a big fan of finding a house that has 4-5 bedrooms upstairs given how much you can get in rent for those.

I am not a fan of novice investors starting out with out-of-state investments.
