Technology has come a long way, however, having a someone you trust locally will give you peace of mind while leasing your properties.

But, it may not offer the ROI as other locales, and it may not be "fun" like buying in a favorite vacation spot.2 - The highest ROI folks - Self explanatory, will go where ROI is high and/or regulation low.3 - The second home/retirement minded - These people are looking for minimal ROI but want the house in a specific location because they like to use the property and want it to pay for itself.

I would want them to know what's going on and to LISTEN to what their frame of mind is.

I am a highly motivated individual, however, and I'm dedicated to getting into real estate investing.  

But for the people who are motivated and want to get deals done and build the community and level up together, it can be a godsend.
