I've wondered about some sort of artists'/musicians' retreat space, but not sure about the numbers of that.I would love to hear your ideas!

The bathrooms made me so depressed... plastic shower units with sad apartment class vanities with some sort of beige solid surface tops. 

I met and talked with at least 4-5 turnkey investors where they bought a property from someone else with a tenant and try to sell it to me, doesn't know the condition of the house at all, and had all sorts of the third party and didn't do everything themselves.

If anything you've maybe done it a bit too good as I have yellow-flags I'd sort through on DD side of things.

I would have to call someone that is extremely motivated to sell and willing to accept any offer despite what they had listed to accept the offer on the 1st call. 

Guests treat those kinds of bookings differently than a STR vacation home.They are used to being able to cancel the booking 24 hours in advance and all sorts of other things that STRs like ours can't really accommodate.

But you have to start with the motivation of the sale first then work backwards from there.

The main thing is to find motivated sellers before they list their homes with a Realtor.

They are searching for emerging developers and are offering all sorts of grants to development ready cities.
