The house is outdated and currently has laminate so were tearing that out and we looking at either doing Oak or Pine flooring.My General Contractor mentioned cutting costs on the project since we are doing all 3 units with hardwood and using Pine instead of Oak and then sealing it to make it stronger for long term durability.Has anyone here gone with Pine versus Oak for flooring and had good long term stability with tenants wear and tear?

I'm not leaving this home except in a pine box or better yet, a 24 caret gold urn !

However under that laminate and carpeting was cedar and pine floors!

It currently has 2 layers of what it seems like adhesive vinyl or linoleum, on top of original pine wood floors.

I have really been looking into just nailing some LP smart side over my existing 117 pine siding.

I own in a few units in oyster landing, and 2 units in Holly Ridge (one off of pine hollow rd and another off of currituck dr). 

I did one property in a duplex nice, but nothing fancy, the other side I called the Bunkhouse and put all kinds of Cowboy ornaments in it, like tables with horse legs, western logwood couch and bed, wagon wheels, varnished pine baseboard and trim, stainless steel appliances, hickory hardwood floors, antique oak hutches and dressers,walk in tiled shower with horses depicted on the shower curtain, elk antler lamp and mirror, etc. 

I found a guy on ServiceMagic and wasted $4500 for him to put in a 4 zone drip system (adding on to existing sprinkler system) plant some bushes, a small Mugo pine on the new berm and some rocks for my xeriscaping plan.

I don't know, if this is in the Pine Hills area you may just find a buyer without going through that trouble, ha ha.
