Definitely not the case with COVID, but I don't think an across-the-board assumption can be made, just my opinion.What can't be ignored are the immense numbers of cancellations and lost revenue (those graphs are scary).

Now historical data can never predict the future, but given that the last crash of 2008-2009 is said to have been caused by the subprime mortgage crisis and if we assume that what the real estate market went through in 2008-2009 is a worst-case scenario, then we can use historical data to set a baseline of what's to come in the future.Below is a graph of the average SPX closing price VS the average SFR Home price for the top 5 states by GDP(CA, TX, NY, FL, IL).
