Just trying to think through the mechanics of how this will actually play out.  

There are definatly some bad contractors out there , jut like any other business , car dealers , flippers who cut corners , mechanics , etc .  

If these are the problems you're having in REI, you're not fit for REI.This is why the cash flow only mechanism of investing will rear it's ugly head.

It's also critical the current GC and all subs are paid and you obtain lien waivers for the work that was completed to avoid any mechanic lien issues.

I thought at first glance that those were just mechanical.

My understanding is that the the mechanics of the transaction would occur much like a conventional transaction with a third party title company.

Part of Florida's mechanic lien statute:713.06 Liens of persons not in privity; proper payments.—(1) A materialman or laborer, either of whom is not in privity with the owner, or a subcontractor or sub-subcontractor who complies with the provisions of this part and is subject to the limitations thereof, has a lien on the real property improved for any money that is owed to him or her for labor, services, or materials furnished in accordance with his or her contract and with the direct contract and for any unpaid finance charges due under the lienor’s contract.

Hi I'm currently a student in college studying Mechanical Engineering and a friend and I are looking to invest in Real Estate once we graduate in May.

Also to make it legal, you need to make sure you have sufficient egress, fire separation between upstairs and downstairs and technically you need entirely separate mechanical/plumbing/electrical systems.
