I’ve always heard to use LLC for an extra layer of protection and to not co-mingle funds, but how is this actually executed and what are all the things that should go into the LLC?

So, skipping past all the wildly flawed theory on LLC "layering" to this, let's keep to just PMc (Property management company) side of things. 

If it’s been laid properly you can paint it with oil based Kilz to kill the odor and just go right over it with a second layer of LVP.

I would rather purchase a single family or duplex (with no HOA) where you don't have that added layer of risk.

@Senate Eskridge, Yes, I will definitely be checking with the zoning department to confirm...There are several restaurants along that street where I'm interested in placing it, but I am learning "food trucks" may require an additional layer of approval.And we share the same vision for this type of venture--power, water, picnic tables, etc.

I think that’s great for teachers and needed, it’s an another layer to the housing issues we are going to have in the coming years.

But layering is the objective.
