Raising money is all about marketing and sales (not real estate specific) so either hire marketing agency and read sales books, or hop on some LinkedIn courses on marketing and sales.Not sure the legal structure to use: talk to accountants and attorneys.Need deal flow: talk to brokers and go to a lot of networking events.Lending terms: start calling banks and loan brokers.From there, it is all risk mitigation. 

Curious why any tax pro would argue with that.If filing state tax returns did not take any time or money, then there is no harm in filing them.

Thank you in advance for helping me navigate this decision.I have a long history of fix and flips in several states and the first thing I want to point out is that you make your money in the "buy".

The biggest question you need to ask yourself is if you are doing this to afford a property you otherwise couldn’t afford or to save money period, that will lead to very different conclusions about where/if to buy. 

There are always private money lenders there and people who will partner up on a deal.

The question I'm up against is what private money is going for these days for a build with this much room for upside.

Also DSCR typically has pre payment penalty while hard money does not. 

I want to make money when I am sleeping or not working. 

If I need by some chance I need extra money I can fund it with money from my side business.
