We also do have art in storage that we can hang, so I will do that for sure.

The biggest thing is that we have other pursuits that we want to follow, but those pursuits are in the arts and non-profit spaces, without the potential for the same income streams we have currently. 

It's a nice house and has a lot of valuable art in it, so we want to make sure that whoever we rent it out to is responsible and respectful.

We both spend a lot of time doing work with the arts and non-profits on the side and we would someday like to move our focuses to those side pursuits rather than our currents jobs.

So, for example, you can't donate a $1M piece of art, and claim that value if the charity is going to sell the art. 

That is a very liberating feeling- and it frees you up to handle business properly.Personally, $100 a door would not keep me going in this game.

If you read what Mary shared, even the liberal state of Oregon allows it, though they do place a limit.The early termination fee should never be problematic if you present it correctly.
