Contrary to what was stated in a previous response, brokers don't all charge points.

Most renters cannot (or will not) take proper care of a pool.So...if you decide to go for a pool property, make sure you have it maintained...and charge it to the tenant.

Also make sure to build on a property located in a desirable location with larger pop density and if holding for rentals, charge median rent for that market as lenders want to see a bigger pool of buyers/renters available to occupy/sell. 

@Natalie Kolodij I just downloaded IRS p5653, IRS Cost Segregation Audit Technique from the IRS website and it shows they are taking an interest in ensuring these cost segregation studies are legitimate.

I did get lot rate for a similar rural park that is about 40 miles away, and they charge $350 per month, which is decent. 

For a good tenant that has paid on time and was keeping the place in good clean condition I probably would have just eaten the charge.

Maybe charges $100 or less. 

They don’t charge anything for these extra accounts, my tenants pay directly into those accounts.

But right now, it's my understanding that Texas has given a little more time on the requirements.Be happy to assist you...and the price is right...LOL, I don't charge any fee!

@Richard Bautista could be legitimate, but could also be a "churn & burn" situation.How will you know the difference - before it's too late?
