Next, I'd start looking for a market that will fit your needs & do some research on the market's economic divers / population rates & other things pushing the market to grow & take a trip out there to get a lay of the land. 

Why not wait to buy?

Usually it's because an owner didn't take our security advice or waited to long to approve and/or send funds.

If you do not feel comfortable pursuing additional growth, I'd wait it out just a bit. 

You can probably hold out for the right renter but you might be waiting a couple months.

I think Collin is being a little tongue in cheek with the Boone's Farm comment.I work with a local, large wine store, wait for their semi-annual sales when they compound discounts and buy 2 cases of each (white & red) for the largest discount.Basically I'm setting out wine that retails for $11-12-13 that I have paid $7-8 a bottle.  

They have a wait list. 

I really do appreciate all the advice on this site and can't wait until I'm the one giving it instead of only asking for it. 

Your feedback has given me clarity and your suggestions offered once implemented will mitigate some risks.I'm waiting on the rent roll and supporting documents for further analysis.
