Was a drug addict but allegedly clean for 5 years.

My target area is Minneapolis, MN (Lake Nokomis/Lake Hiawatha area).

Seller financing hasn't worked, but seller came off price to $100k (was $125k). 930 sq ft 2br 1ba raised foundation on 1/2 acre - lake Livingston on one end of the street and Trinity River on the other end of the street.How do we move forward to cover $100k mortgage? 

I am looking to purchase a house in Havasu City AZ for a short term rental property. Does anyone here have a property there and if so how much are you making anually before expenses?

Tenants can range from very good executives at Abbotts & officers at Great Lakes to some of the sketchiest tenants.  

I'm not concerned, but it's always a good idea to have cash reserves.Our Lake House was perfect as an escape and still have fun stuff to do while staying away from people.

I live in Florida and own 6 properties in Salt Lake City.

Although my income is great for my first job out of college, I've talked to a couple lenders in Salt Lake City and got the feeling my salary (~85k) will not be enough without bringing a larger (~20%) downpayment.
