Some of the issues we are running into that are either slowing the deal up or terminating the file completely. 1) Liens/judgements arising during the title search preventing the sale2) One off issues, such as shared driveway issues, shared parcel issues3) Death certificate ordering (slowing down process) 4) Abstract & Survey updating (taking about 3 weeks to complete in our area) 5) Attorney Communication (When our attorneys are not on one side of the deal) These are just some of the issues that we are seeing in our market.

The likelihood that you will ever see a dime is super small.The best thing you can do is make sure to file the judgement with the county (or whichever area you need to) for the eviction as well as a judgement for the rent owed.

I don't need to the vet the info if it's their own account.If a tenant damages a property upon vacating, the landlord can (and should) go and get a judgement against them and record the judgement with the county.

so this is very state specific.. and at the end of the day.. the original owner takes on massive risk to their FICO and in states were they can get a monetary judgement on top of a foreclosure they risk that as well.
