You may run into issues with re-tenanting and it may take longer than you expect or cost more.  

There are cheaper one’s in D/F areas but I would be careful as those can create a laundry list of additional issues.

Within a residence there is a presumed right to privacy and installing cameras by you or your tenants can bring you legal issues.

That (and insurance issues) are two big risks.

If using a private/HML loan for the first part of the BRRRR, you'll want to understand the terms and conditions and timing so that there's not an issue when you refi.
