Instill interest to the point that beg to get involved.

Over the past 3-4 months not only has "his guy" mentored me, showed me dozens of properties, given me on-the-spot rehab estimates, showed me what to look for, taught me countless lessons, instilled confidence, and motivated me... we have also become pretty good friends. 

Once people get deals going, they then create the opposite problem... they never work on their business or any kind of system building.Try instilling good habits from the get-go.  

I wouldn't worry about trying to instill a sense of urgency in the sellers.

I am hoping this will instill the entrepreneur spirit in them.

Nothing exact for you, but hope what I am telling you now instills some confidence.

You do what you can, and take life as it comes.I will offer this, though: your occupation has instilled a certain distrust in you, a negativity against others.

I was thinking tile because of how durable it is, and the cheaper price without Sacrificing look, but my husband pointed out how difficult it could be to fix if someone destroys ( higher dump fees, longer instilation equals longer turn over rate etc).

Or are we in still in that early spring buying season and you should wait till summer to get the most buyers?
