We have one more deal to do that will effectively wipe out all our business debt and start us on a new round of low-interest bank financing.Yesterday, going through the forums, I stumbled on a jerk who obviously enjoys putting people down, telling them they "have no clue," insisting they have no business doing what they're doing.

When I decided to sell this property & hired a real estate agent, he discovered that the home was in poor condition & wasn't able to put it on the market at the time.The roof had missing flashing on the gable but the entire roof was replaced by contractors hired by USREEB late 2016 as they insisted that it could not be repaired.The living room floor had soft spots under the carpet & the sub flooring was damaged.

I objected to them looking at it but they insisted & made us an offer that we accepted with cash down & we finished it in 35 days & they only insisted on choosing the paint.

The University now requires both Freshmen and Sophomores to live in campus housing (was just Freshmen until last year).Enrollment is down 20% at the university.Town is taxing based on 4+ family "commercial" designation, but Code Enforcement insists the house is only legally a 3-family.

They have a great deal of latitude on what they insist you pay, and what you actually work out in payment.Providing, that they are not a corrupt department, and most are Not (Some are quite political, with very "Selective Enforcement") Code officers and department would appreciate have a Foreign Landlord, who is in contact, works towards substantial compliance, and who they know they can trust to resolve an issue.That usually takes time and money.You need to explain , to them, that you "had a Terrible Property Manager, and have since changed and expect it Not to occur again."
