The aesthetics are definitely a plus there are a couple of developers that have built incredibly beautiful properties in Tulum and are killing it with super high rates and high occupancy in locations that are not the best but they are rare.

Assuming the ditch is a foot wide that's almost 14 yards of dirt, which is a full size dump truck worth of material. 

The exterior appearance is incredibly important at PadSplit, we want our homes to look the best on the street. 

Go with a base about 2 feet wide or so,  all around, then lift out with your shovel, maybe put on a tarp and slide them where needed..

Your property management should send you pretty clear reports at the end of the year so as to obviate your need for such.If you have more than 3 units and self manage I suggest software - especially if you are considering expanding.I find Stessa usefulI also use buildium but not incredibly thrilled with it.  

JD, I'd agree about cat pee.....it has something in it that will make you see Jesus, even with a respirator....But that house that had 9 dogs locked inside of it had this beautiful wide-plank flooring, Ponderosa Pine...unbelievably gorgrous.....I had it sanded once and got about 50% of the smell, twice, maybe 75 %....third time got 95%.Primer/paint did little.....finally had to have the walls and ceilings skim coated with new texture...throughout the entire almost 3000 SF house.

I know them well, I like them, and I trust them.My wife and I have purchased a wide range assets from PPR.
