Smarty pants is being sued personally of course they have identified his trust and the bene's of said trust.. its now all public knowledge with the filing of these suits.Mom and pop land lords deal with their tenants by that fact they are not immune no matter what the paper works says.and if your really going to do stuff in Real Estate your banks are not going to lend you money with out PG etc.

Jonathon  I always chuckle when I see folks on BP talk about how rentals are immune from a economic downturn.. granted rents are still killer but they simply do not always go up.. and they CAN AND DO go down.

You are not immune from this even with 55+ tenants.One colleague of mine had rented to a very nice elderly vouchered tenant, a veteran with health problems, who then brought in his niece, who brought in her boyfriend.
