Claiming pressure, ignorance, pretty much anything does not go far with me.  

I would ignore/block those emails, if I were you.

They ignore that we create jobs, create affordable housing, and stimulate the economy so much that the net result is that tax revenues increase.

Some investors try to anticipate them, some ignore them.  

He completely ignored my request and had a freelancer service person come out.

Because:1) No one is perfect and honest mistakes happen2) No one knows everything and ignorance may still cost an owner money!

With that in mind, I would ignore that aspect.That said, I always like using the cheapest money first. 

I think wholesaling started out as someone exploiting a "blind hole" in the existing real estate process....eventually, enough people felt they got scammed and made some noise.The handful number of deals I listed from a wholesaler were enough to convince me that I don't want to list a property brought by a wholesaler...they don't yet own the property, and they try to make money off the ignorance of the "owner of record". 

You can reach out based on the methods that I suggested above but a good portfolio lender will ignore your income and base the loan on the income of the property. 

Some offers might get ignored or outright refused, but all it takes is one offer to get accepted or countered to start negotiations.
